Four in ten Warren homes sold over asking this year, the winning bid ran a median $51,000 over, and the third quarter share slipped to 36 percent
49 of Warren's 120 home sales since January 1 closed over ask, 40.8 percent, at a median $51,000 premium. The third quarter share fell to 36.4 percent from 45.2.

Warren is buying the Round Top Swim and Tennis Club for up to $1,050,000, and the $1.4 million bond ordinance behind it was adopted Thursday
Ordinance 26-23 caps the price at $1,050,000 for the 12 acre club at 106 Mount Horeb Road, $70,000 down from the Open Space Trust Fund. Adopted September 24.

Warren is applying to the state for a $3.5 million flood fix at Maxwell Court and Cherry Tree Lane, and the public hearing is Thursday at 7 p.m.
Hearing on the $3.5 million drainage grant Thursday at 7 p.m., comments through September 28. Both districts closed today. Harvest Festival Saturday, 10 to 4.

Warren marks 25 years since September 11 at 10 a.m. Friday, and Town Hall is back to regular hours Tuesday

One in four Warren home sales was all cash over the last twelve months, down from one in three, and the pullback is almost entirely in detached houses
42 of 172 Warren sales in the twelve months to September 16 were all cash, 24.4 percent, down from 34.5. Detached fell to 20.6 percent, townhouses held at 38.9.

Sixteen homes closed in Warren in August at a $1,234,500 median, and the year is tied with 2025 at 109 closings each
Sixteen August closings at a $1,234,500 median, against 15 at $1,462,000 a year ago. Detached alone ran $1,435,000. Both years stand at 109 closings through August.

Strip out the townhouses and Warren's median is $1,300,000
Warren's blended median is $1,177,500. Detached alone ran $1,300,000 on 132 sales and attached $832,500 on 40. Both segments rose faster than the blend.
