The short version

Warren, Local. is a publication, not a data business. If you subscribe, your email address is used to send you the stories you signed up for and nothing else. The site carries no advertising and sells no reader information.

What is collected

If you subscribe by email, your address is stored by Ghost(Pro), the platform this site runs on, and used to deliver new stories and to let you sign back in. You can unsubscribe from any email or ask for your address to be removed entirely by writing to john@nexthomepremier.com.

If you just read, two things count the visit. Ghost(Pro), the platform this site runs on, records first party, cookie free analytics: pages viewed, referral source and country. Google Analytics also runs here, and it does set cookies in your browser so that a returning visit can be told from a new one. It reports pages viewed, how you arrived, approximate location and device type. It also records when you click the email link or the phone number on the home analysis page, or a link into that page, so the publication can tell how often the site produces an enquiry. What it records is that a click happened and on which page, not who you are. Google uses your IP address to work out that approximate location and then discards it, so no IP address is stored. The advertising features in Google Analytics, the ones that would let this data build advertising audiences, are turned off. Advertising measurement is described in its own section below.

You can opt out of Google Analytics on every site you visit with Google's browser add-on at tools.google.com/dlpage/gaoptout.

The weather line on the homepage and the calendar is fetched by your browser directly from the National Weather Service, a US government service, which sees a standard web request and nothing more. This site does not proxy or log it.

If you write in with a correction, tip or an analysis request, your message goes to the email address above and is used to respond to you.

Advertising

This site carries no advertisements. It does carry one advertising measurement tag, and you should know what it does.

The Google Ads tag records that a browser visited a page here. It lets NextHome Premier measure whether an advertisement it paid for on Google actually brought anyone to this site, and it lets it show a later advertisement to people who have read it. It sets cookies. It is not given your name, your email address, or anything you typed on this site.

Real estate is a restricted advertising category. Advertisements that run against this audience cannot be targeted by age, by gender, by parental status or by narrow geography, because housing advertising rules forbid it. That is a legal floor, not a courtesy.

How to switch it off. This site honours the Global Privacy Control signal. If your browser or an extension sends GPC, the advertising tag does not load at all and only the analytics described above run. Firefox, Brave and DuckDuckGo send GPC by default. You can also opt out at myadcenter.google.com or block the tag with any content blocker.

The analysis request form

The form on the home analysis page is processed by Formspree, Inc. What you enter there, the address, your name, your email, a phone number if you give one, and your notes, goes to Formspree, which delivers it to John by email and keeps a copy in the form's dashboard. It is used only to prepare and answer your request. It is not added to any list and it is never given to the analytics or advertising tags. Submitting the form records a conversion with Google Ads, and that record carries none of what you typed. Formspree's own practices are described in its privacy policy. If you prefer not to use the form, the same page carries a plain email link.

What is not done

Reader information is not sold or rented. Your email address is never given to an advertising platform, and no advertising audience is built from the subscriber list. Subscribing to the publication does not add you to a real estate prospecting list. Requesting a home analysis is a conversation you start, not a subscription to anything.
