The short answer

Warren has two housing markets and one headline number. Over the twelve months ending September 21, 2026, the township recorded 174 closed sales at a median of $1,180,000. Split them by type and the picture changes: the 132 detached houses closed at a median $1,300,000, $423 per square foot, in 22 days, with 40.9 percent selling over the asking price. The 39 attached homes, townhouses and condominiums, closed at a median $830,000, $392 per square foot on the 28 with a living area on record, in 41 days, with 17.9 percent over ask. Attached sales are 22 percent of Warren's closings and they pull the township median $120,000 below the detached figure. Every Warren market figure on this site includes both types unless it says otherwise, and this is the page that shows what each type does on its own.

Lot size is left out of the attached column on purpose. The MLS acreage on a townhouse listing often carries the whole association's ground, and the county parcel carries a footprint of a few hundredths of an acre, so neither number describes the land a household uses. Price per square foot uses the broad basis, the county living area with the MLS figure as a fallback, which covers 132 of 132 detached sales and 28 of 39 attached.

The attached median rests on 39 sales, and 23 of them closed in one place, The Hills at Warren, where the builder was still delivering units. Of the 39 attached closings, 31 were the first sale of a newly built home, all 23 at The Hills, 6 of the 7 at Fairview at Warren and 2 elsewhere, and 8 were sales of existing homes. Two things stand out. The detached median rose from $789,000 in 2016 to $1,300,000 so far in 2026, and the attached share of closings went from 4 percent of sales in 2016 to 23 percent in 2025, when The Hills at Warren was closing units. The attached median in 2021 through 2024 ran near or above $1,000,000 largely because the sales in those years were Villas at Warren, Fairview at Warren and Warren Crossing units. It fell to $706,433 in 2025 as smaller, lower priced units at The Hills came to dominate the count. The mix changed. That is the whole reason to read this table by community.

Four Seasons at the Promenade is an age restricted community that recorded 42 sales in five years, 32 of them typed single family on the MLS and only the 10 above typed attached. Those 10 mix condominium flats with units above $1,200,000, so the median describes neither, and the county carries one building level living area for all of them, so the size and per square foot cells carry no figure. The association fee is the median monthly figure carried on resale listings in each community, all years. It is the figure sellers report, not a bill this site has seen.

Under $1,000,000, attached homes are 43 percent of what closed. Above $1,500,000 every sale was a detached house. Warren by the Numbers uses the same bands but splits $1,000,000 to $1,499,999 at $1,250,000, combined here, and the homes for sale page groups today's listings the same way.

Taxes, the trap in the attached column

The attached tax figures are mostly not bills

23 of the 39 attached sales carried a tax figure under $5,000 on the listing, and 23 of those were first sales of new units, most at The Hills at Warren, where the assessment on record was set before the house existed. That is why this page prints no median tax figure for attached homes. The 8 existing attached homes that sold in the window carried a median figure of $14,193† on 8 listings, and the 24 month figure for existing attached homes on the new construction page is $14,193 on 22. What this page cannot settle

  • Whether a Warren townhouse is a better or worse buy than a Warren house. The two columns describe different products with different lots, ages and fees, and the median gap is mostly a size gap.
  • How much of the price difference is location within the town. The attached communities sit where the zoning put them, and there is no way to hold that constant with this sample.
  • Anything about the three sales the MLS left untyped in the window, or the years before 2009, when the type field was not reliably coded.

Garden State MLS closed sales in Warren Township, Somerset County, deduplicated by MLS number, statuses sold and closed, superseded records removed. Detached is the MLS property type single family. Attached is the MLS type that covers condominiums, co-ops and townhouses. Medians are exact, not approximate. Days on market is the MLS field. Over ask compares the sale price with the final list price. Year built is the county record with the MLS figure as fallback.
