The Warren market tape
Eight numbers that describe the Warren market, each on a trailing twelve month basis against the twelve months before it. One page, one method, no monthly noise. The current reading covers 179 closings from September 7, 2025 through September 6, 2026. The market is more expensive and slightly slower than a year ago, and sellers are giving back a little more off their original asking price.

Right now
Twenty six homes are actively for sale in Warren with a median asking price of $1,660,000, and twenty four are under contract. Active inventory is a live count and moves week to week, unlike everything above it.
The 7.7 percent jump in median price is larger than the 5.3 percent move in price per square foot, and the gap is the mix. Attached product went from 17.8 percent of sales to 22.3 percent, and the detached median rose faster than the whole. A townwide median that blends detached houses with townhouses measures what traded as much as what things cost. The size-adjusted reading, and the Warren Housing Index built on it, are the honest comparisons over time.
Months of supply needs the count of homes actively for sale on a past date. This database holds each listing at its current status rather than a nightly snapshot, so a supply reading for last March cannot be reconstructed from it. The current figure is real. A back series would be invented, so there is not one.
Method
Garden State MLS records for Warren Township, town code 2720, deduplicated by MLS number. All residential property types, including townhouses and condominiums, not detached houses alone. Sales under $200,000 are excluded as likely non arms length transfers. That floor is why this page counts 179 closings where the market page and By the Numbers, which apply no floor, count 180: one sale in the window fell below it, and the floor moves the medians on this page slightly against those pages. Trailing twelve months means the twelve months ending on the date this page was last updated, which keeps the reading off the seasonal swings a single month produces. Days on market is list date to contract date as reported to the MLS. Sale to original list uses the first asking price, not the last one, which is the measure a price cut actually shows up in.
