Editorial standards and ethics

The short version

John Mangini writes this site. He is also a licensed New Jersey real estate broker who sells homes in Warren Township, which means he has a commercial interest in the town this site reports on. That is disclosed on every page rather than buried here. This page sets out what that interest does not buy: it does not decide what gets covered, it does not suppress a bad number, and it never touches information a client gave in confidence.

The commercial interest, stated plainly

John is Broker of Record and owner of NextHome Premier at 102 Town Center Drive in Warren. He lists and sells houses here. Warren, Local. is published by that brokerage and it is not a hobby. The market reporting on this site is a demonstration of how the brokerage works, and some readers become clients.

Hiding that would be worse than naming it. What follows is the part that matters, which is the set of things the brokerage interest is not allowed to do to the reporting.

Four commitments

  • No unpublished client information, ever. Nothing a client, a counterparty or another agent shared in the course of a transaction appears here. Not as a figure, not as an anecdote, not anonymized. Every number on this site comes from the Garden State MLS, a public document, or a named data publisher.
  • Bad numbers get published. When the Warren market slows, the index falls, inventory piles up or the median drops, it runs here on the same schedule and in the same place as a good quarter. A publication that only reports rising prices is an advertisement.
  • Township and school coverage is not contingent on a listing. No coverage decision here has ever been made, or will be made, on the basis of who is thinking about selling. Civic reporting follows the document calendar, not the pipeline.
  • Errors are corrected on the page. Not quietly edited out. The correction sits on the post that carried the error, dated, saying what was wrong and what it is now.

Record, Analysis, Advice

Three different things happen on this site and they carry different weight. Each post and reference page is labeled so you know which one you are reading before you read it.

The rule that follows from the labels: a Record post does not end with an invitation to sell your house. If a township or school story needs a next step, it points at the document, the calendar, or nothing at all.

Corrections

Corrections outrank story ideas here. If a figure, a name, a date or a characterization on this site is wrong, say so and it gets fixed on the page it appeared on, with a dated note describing the change. That has happened several times and the notes are still visible on those posts, which is the point of doing it that way.

Sources and method

Every post carries a sources box. The computation standards behind the market figures, including the price per square foot bases, the median rule and what this publication refuses to print, are on the data and methodology page. What this site will not do

  • Publish a street address as a comparable, or assemble thin comparable lists that read as shopping the tape for listings.
  • Take on a second town as an equal beat. Nearby towns appear as comparisons, sourced the same way, and nothing more.
  • Run restaurant roundups, lifestyle features or personality essays. Other publications do that well and it would dilute this one.
  • Increase post volume for its own sake. Four posts in a week during school opening is right. The same volume in a quiet February is noise.
  • Print a superlative the record cannot carry. Claims are scoped to the data that exists.

Where the two sites split

This site is the record. JohnMangini.com is the advisory and listing site, and it is where the case for hiring a particular broker belongs. They link to each other and they are deliberately not the same thing.
