The short answer

Thirteen homes closed in Warren Township in November 2025 at a median price of $953,000 and an average of $1,038,836. Every sale fell between $663,865 and $1,650,000, the narrowest range of any month in 2025. The average sale closed at 96.8 percent of ask, the second consecutive month below 97 percent, with three of the thirteen at or over asking price. Median days on market was 24, down from October's 45. November 2024 closed 15 homes at a median of $750,000.

November's defining figure is not its median. It is its ceiling. The top of Warren's market did not transact at all last month.

The narrowest range of the year

The high sale by month reads $1,575,000, $2,015,000, $2,475,000, $2,400,000, $2,398,750, $2,550,000, $1,875,000, $2,345,000, $2,441,500 and $2,350,000 for January through October. November's $1,650,000 is the second lowest ceiling of the year, above only January's.

The floor moved the other way. At $663,865, November's low sale is the second highest floor of the year, behind June's $683,000. Thirteen sales inside a $986,135 band is the tightest month of the year, narrower than January's $1,048,000 spread on seven sales. May and July are left out of that comparison because the lowest figure recorded in each of those months does not look like an arms length transfer.

A month with no sale above $1.65 million and no sale below $663,865 is a month where the middle of the township traded and the two ends did not.

$339 per square foot

Median price per square foot in November was $339, computed on 9 of the 13 closings, which is 69 percent coverage. That is the lowest monthly figure of 2025, $125 below October's $464 and $173 below March's $512.

Do not read that as a decline. The eleven months to date read $385, $407, $512, $398, $371, $421, $416, $399, $411, $464 and $339, on coverage between 56 and 100 percent. A series that runs from $339 to $512 and back inside one year is not describing a price path. November's figure is what nine houses produced, and those nine came from a month with no high end sales in it.

Why the per foot figure is published at all

It is the only measure in this series that adjusts for house size, so it is worth having on the record even when a single month of it says little. The rule I follow is to publish it with its coverage percentage attached and to never describe a month to month move in it as a trend. Across a full year the figures are more useful than any one month of them.

Two months under 97 percent

October closed at 96.2 percent of ask and November at 96.8. Those are the only two months of 2025 below 97, and they arrive back to back after August and September both closed above 100.

The count at or over ask tells a similar story. Three of thirteen in November is the lowest count of the year, matching January's three, and January had only seven sales to draw from. September's 25 sales split 15 at or over and 10 under. In October and November combined, seven of 29 met or beat the ask.

Days on market went the other direction. The 24 day median is 21 days faster than October and in line with the year's middle. Houses that sold went under contract at a normal pace and settled below the standing ask when they did.

November 2024 was itself the lowest median month of that year at $750,000, so the $203,000 year over year rise in the median says as much about the 2024 mix as about the 2025 one. The 2024 figures come from a slightly different filter and can differ by a sale or two in a month. Take the comparison as directional.

Supply

Fourteen new listings came on in November at a median original asking price of $975,000, down from 22 in October at $1,300,000. Warren has taken 223 new listings across eleven months of 2025 against 163 closings.

Labeled as opinion and kept separate from the figures above. The absence of any sale above $1.65 million is the part of November I would not skip. Warren closed at least one home above $2.3 million in seven of the ten preceding months. A single month without one is ordinary in a market this size. Two would be worth watching.
