March took a median of 78 days to sell a house in Warren, then sold it for 104.5 percent of ask

Slow and strong at once

Seventy eight days is more than four times February's 18. On that number alone you would describe March as the month the market slowed down.

Then the same nine houses closed at an average of 104.5 percent of ask.

Both are true, because the two fields measure different things. Days on market counts the time a listing sat before it went under contract. Percent of ask compares the contract price to the list price in effect when the contract was signed. A house can sit for four months, get an offer above the reduced list price, and post a long days on market and a percent of ask above 100 in the same record.

That is the most likely shape of March. It is a month where the properties that sold were not quick sales, and where the negotiations, once they started, went in the sellers' favor.

The arithmetic under 104.5

Only four of the nine sales closed at or over asking price. For the average of all nine to land at 104.5 percent, the sales that went over ask had to go over by a substantial margin, enough to carry the five that did not.

I am not going to name a figure for how far over, because the data supplies the average and the count and not the individual spreads. What you should take from it is that 104.5 percent is not a description of a typical March sale. It is an average produced by a small number of competitive outcomes inside a nine sale month.

Reading a nine sale month

In a nine sale month, one transaction is 11 percent of the sample. Median days on market of 78 means the fifth longest listing sat 78 days. It does not mean most houses in Warren take 78 days to sell, and it does not mean the four fastest were anywhere near that. Monthly figures in a town this size describe the group that closed, not the market as a standing condition.

Median against average

The median was $915,000 and the average was $1,254,005, a gap of $339,005. The month's high sale was $2,475,000 against a low of $625,000.

That is a wide spread pulling the mean well above the midpoint, and it is the usual direction for Warren. Compare January, where the average sat below the median. In a town with this price range and this few monthly sales, the relationship between those two numbers flips based on which houses happened to settle.

Supply is turning

Nineteen new listings were taken in March at a median original ask of $1,250,000. That is up from 11 in February and 8 in January. Warren's listing season is beginning, and the March cohort will mostly close in June and July.

Price per square foot

Median price per square foot in March was $512, computed on six of the nine closings, which is 67 percent coverage.

That is the highest of the three months so far, against $407 in February on 70 percent coverage and $385 in January on 57 percent coverage. Do not read it as a trend. Six properties cannot establish one, and this series moves sharply from month to month at these sample sizes for reasons that have more to do with which houses joined cleanly to an assessor record than with what buyers paid per foot.

The data, and what it does not cover

These figures cover every residential property type in the MLS, including townhouses and condominiums, not detached houses alone. Attached product sells below detached in Warren, so a detached only median would run higher.

This recap was compiled for the archive from a warehouse pull dated August 18, 2026. Warren Township is in Somerset County and is not Warren County. The 2024 monthly record was added to the source after this recap was first drafted. March 2024 closed 8 homes at a $995,000 median, 44 days on market and 101.3 percent of ask. The 2024 series carries closings, median price, days on market and percent of ask only, and its counts come from a slightly different superseded filter, so treat the comparison as directional rather than exact. Days on market is the MLS field and reflects the current listing only, so a property relisted after an expiration shows the later count, which is worth remembering in a month with a 78 day median.
