Warren closed 180 homes in 2025, and took only six new listings in December
Seventeen homes closed in Warren in December 2025 at a $1,100,000 median while just six new listings came on, the smallest listing month in the record. The year finished at 180 closings.
Seventeen homes closed in Warren Township in December 2025 at a median price of $1,100,000 and an average of $1,145,388, on a 30 day median and 97.3 percent of ask. Only six new listings came on during the month, the smallest listing month anywhere in the record. That closes a year of 180 closings, up from 175 in 2024, running from a seven sale January to a twenty five sale September. Warren took 229 new listings across the year and 86 of the 180 sales closed at or over asking price.
December closed the year with a normal closing month and an almost empty listing month.

Six new listings is the smallest month in the record by a wide margin. The next smallest is January 2025 at eight. December's six came on at a median original asking price of $989,000.
The top of the market came back. December's $2,425,000 high is the fourth highest monthly high of 2025, behind June's $2,550,000, March's $2,475,000 and September's $2,441,500, after a November in which nothing closed above $1,650,000.

Two Decembers that behaved alike. Both ran a median near a month on market and both settled under 97.5 percent of ask. Median price per square foot was $413 in December 2025, computed on 12 of the 17 closings, which is 71 percent coverage, against $386 for December 2024. The 2024 column is directional, from a slightly different filter than the 2025 figures.
2025 in review, the volume
Warren closed 180 homes in 2025. Summing the 2024 monthly table in my source gives 175, which matches the total that file states, so the year over year change is five closings on a base of 175. That is inside the margin the source itself warns about, since the 2024 counts come from a slightly different superseded filter. The honest statement is that 2025 and 2024 closed about the same number of homes.

The 2025 range runs from seven in January to twenty five in September. The first half produced 71 closings and the second half 109, so more than sixty percent of the year's transactions closed after June. Warren took 229 new listings during the year against those 180 closings, with 66 of them arriving in April and May and only six in December.
2025 in review, the negotiating numbers
Eighty six of the 180 sales, or a little under half, closed at or over asking price. The monthly average percent of ask peaked at 104.5 in March and bottomed at 96.2 in October. Seven of the twelve months finished at or above 100 percent and five finished below it. The five below were January, July, October, November and December.
The year has a clear shape at the table. February through June ran at or above 100.7 percent every month. October, November and December ran at 96.2, 96.8 and 97.3. Median days on market ran 14 in May and June and 78 in March, which was also the year's strongest month against the ask.

The two ends of the market behaved unlike the middle. Under $750,000 took a 54 day median and closed at 94.1 percent of ask. Above $2 million took 55 days and closed at 97.7. Everything between $750,000 and $2 million cleared in 15 to 26 days at 100.4 percent of ask or better, across 127 of the year's 180 sales.
That bottom band is also where most of Warren's attached product sits. About 30 of the 180 closings were townhouses, condominiums or co-ops.
The author's read
Labeled as opinion and kept separate from the figures above. The single most useful line in the 2025 record is the band table, not the monthly medians. The monthly median moved from $833,303 in February to $1,462,000 in August on composition alone, which makes it close to useless month to month in a township this size. The bands say something steadier, which is that Warren's middle traded quickly at or above ask all year and its two ends did not.
These figures cover every residential property type in the MLS, including townhouses and condominiums, not detached houses alone. Attached product sells below detached in Warren, so a detached only median would run higher.
