The short answer

Over the three years through October 23, 2026, 422 detached Warren Township houses sold for $200,000 or more. Grouped by the decade they were built, every group from before 1960 through the 1990s sold at a median of $385 to $400 a square foot. Houses built from 2000 to 2014 sold at $416\. Houses built in 2015 or later sold at $451, which is $66, or 17 percent, more than the 1990s group. Before 2000, what separated the prices was size, not age. The median ran from $720,000 for a 1,770 square foot house built before 1960 to $1,495,000 for a 3,811 square foot house built in the 1990s.

## Seven groups, one rate before 2000

I took every detached Warren sale of $200,000 or more that closed between October 24, 2023 and October 23, 2026, the last recorded closing, and grouped the 422 houses by the year built on each record. Price per square foot here is the sale price divided by living area, using the county parcel figure where it exists and the MLS figure where it does not.

| Year built | Sales | Median price | Median sq ft | Median per sq ft | Median days on market | Sold above list |
| ------------- | ----- | ------------ | ------------ | ---------------- | --------------------- | --------------- |
| Before 1960 | 67 | $720,000 | 1,770 | $391 | 19 | 31 (46%) |
| 1960s | 59 | $881,000 | 2,229 | $390 | 18 | 34 (58%) |
| 1970s | 54 | $999,000 | 2,607 | $400 | 16.5 | 27 (50%) |
| 1980s | 57 | $1,300,000 | 3,356 | $387 | 23 | 27 (47%) |
| 1990s | 84 | $1,495,000 | 3,811 | $385 | 23 | 29 (35%) |
| 2000 to 2014 | 64 | $1,525,000 | 3,814 | $416 | 16 | 28 (44%) |
| 2015 or later | 37 | $1,999,999 | 4,413 | $451 | 45 | 12 (32%) |
| All detached | 422 | $1,200,501 | 3,015 | $399 | 21 | 188 (45%) |

The median price climbs with every group, from $720,000 to $1,999,999\. The median house size climbs with it, from 1,770 to 4,413 square feet. Divide one by the other and the five groups built before 2000 land within $15 of each other. A 1960s ranch and a 1990s colonial sold for about the same amount per square foot of living area. The 1990s colonial simply had 1,582 more square feet at the median.

The price per square foot moves only after 2000\. Houses built from 2000 to 2014 sold at $416, and houses built in 2015 or later at $451\. The whole detached median for the three years was $399.

## Why the older, smaller houses hold the rate

Price per square foot usually falls as houses get larger, because land, a kitchen and a garage cost about the same in a small house as in a large one. That pattern would usually push the smaller pre-1960 houses to a higher rate than the larger 1990s houses. It did not. They sold at $391 and $385\. Read together, that suggests buyers paid somewhat less per square foot for the oldest construction and the size effect made up the difference. The data cannot separate the two effects with any confidence, and I have not tried to.

The older groups also sold above list more often. Houses from the 1960s sold above the final list price in 58 percent of sales, the highest share of any group. Houses built in 2015 or later did so in 32 percent, the lowest. If you want the price tier view of the same market, the [price band breakdown](https://blog.johnmangini.com/warren-price-bands/) and this month's [$2,000,000 sales post](https://blog.johnmangini.com/warren-2-million-sales-2026/)cover it.

## What the houses built since 2015 do differently

The 37 detached houses built in 2015 or later took a median 45 days on market, more than twice the 21 day median for all detached sales. They sold at a median 100 percent of list, the same as most other groups, so the extra time did not show up as a discount on the final list price. I did not check how many were listed before construction was finished, which would lengthen the count.

The same group is a large share of what is for sale today. Of the 23 detached houses listed as active on October 28, 7 were built in 2015 or later, at a median asking price of $2,550,000\. Active listings are an asking price, not a sale, and they say nothing about where these will close.

## The last twelve months alone

A single year gives each group 12 to 35 sales, and the medians move with a few houses. Over the twelve months through October 23, 2026, the pattern held at the top and loosened below it.

| Year built | Sales | Median per sq ft, last 12 months | Median per sq ft, three years |
| ------------- | ----- | -------------------------------- | ----------------------------- |
| Before 1960 | 17 | $490 | $391 |
| 1960s | 18 | $403 | $390 |
| 1970s | 19 | $405 | $400 |
| 1980s | 19 | $389 | $387 |
| 1990s | 35 | $438 | $385 |
| 2000 to 2014 | 12 | $416 | $416 |
| 2015 or later | 15 | $458 | $451 |
| All detached | 135 | $420 | $399 |

The houses built in 2015 or later sold at $458, close to the three year figure. The pre-1960 group rose to $490 on 17 sales, and the 1990s group to $438 on 35\. Both are small samples. I would not read a trend into either until more months close. The detached median for the twelve months was $1,300,000, matching the figure in the [detached and attached split](https://blog.johnmangini.com/warren-detached-attached-split/)from September.

## Why townhouses are left out

Warren's townhouse and condominium sales would distort this table. Of the 96 attached sales in the same three years, 88 were built in 2015 or later. Mixed in, the 2015 or later group would mostly measure townhouses. Thirteen more sales carried no property type and are left out as well.

Data limitations

The site's headline market figures cover every residential property type in the MLS, including townhouses and condominiums, not detached houses alone. Attached product sells below detached in Warren, so a detached only median would run higher. This post is the detached only cut: 422 single family sales, with one sale under $200,000 excluded as likely not arm's length. Year built is the original construction year from the MLS record, or the county record where the MLS is blank. It does not capture renovations, additions or rebuilds on an old foundation. Price per square foot uses the broader living area basis, county parcel figure first and MLS figure second, and covers 419 of the 422 sales, 417 of them on the county figure. Lot size, location, condition and finish are not controlled for.

What I could not verify

I could not tell from the records which older houses had been substantially renovated before they sold, so a gut renovated 1960s house and an original one sit in the same group. I also could not confirm how many of the 37 houses built in 2015 or later were listed before they were finished, which affects their days on market.

Figures are deemed reliable but are not warranted. Nothing here is a valuation of any particular property.
